Landlord fees

(Please note: Listed below are our standard fees, however, should you have more than one property that you would like us to manage or let then we remain flexible and can offer more favourable terms)

Full Management (all fees include VAT)

12.5% - Our Full Management service includes:

  • Advice on rental levels and how to achieve the maximum rental level in your area
  • Promotion with colour images, room dimensions and comprehensive particular
  • Promotion of your property on www.billwych.co.uk and the UKs leading property search engines (Rightmove, Zoopla, Prime Location etc.)
  • Eye catching To Let and Let By boards
  • We interview and vet all prospective tenants to confirm their status Full referencing programme to ensure the highest caliber of tenants for your property
  • We arrange Landlord Gas Safety Checks and Energy Performance Certificates to be carried out
  • Preparation and Executing the Appropriate Tenancy Agreements, Legal Notices and Tenancy renewals
  • We keep you regularly updated on new housing legislation
  • Preparation of Schedule of Condition and Inventories
  • Periodic property inspections and visits every 12 weeks
  • Full and final check out reports
  • Mail re-direction
  • Transfer of Council Tax & Water

Scale of Fees: (All fees are inclusive of VAT)

  • The Set up charge to include the initial marketing, accompanied viewings, the Assured Shorthold Tenancy agreement, tenant referencing, submitting the deposit to the Deposit Protection Service, Right to Rent checks & transfer of occupancy £240
  • General Statement of Condition and Inventory, end of let final check out £84 (an additional £30 will be added for Fully Furnished properties)
  • Assured Shorthold Tenancy Agreement Renewals - £72
  • Section 21 Notice requiring possession of the property - £95
  • Section 8 Notice requiring possession of the property - £145
  • Preparing the necessary documentation for an Application to the Courts for possession and court attendance for the Hearing - £645
  • All major contractor/tradesmen works that are invoiced in excess of £500.00 10% for supervision
  • Copy of previous Invoices or Statements £4.50 each
  • Periodic visits other than those carried out at the agents discretion £36
  • Inland Revenue Annual Return - £42

Letting Only Service (All fees are inclusive of VAT)

The letting only service includes:

  • Advice on rental levels and how to achieve the maximum rental level in your area
  • Promotion with colour images, room dimensions and comprehensive particulars
  • Promotion of your property on www.billwych.co.uk and the UKs leading property search engines (Rightmove, Zoopla, Prime Location etc.)
  • Eye catching To Let and Let By boards
  • We interview and vet all prospective tenants to confirm their status
  • Full referencing programme to ensure the highest caliber of tenants for your property
  • We arrange Landlord Gas Safety Checks and Energy Performance Certificates to be carried out
  • Preparation and Executing the Initial Assured Shorthold Tenancy Agreement
  • Preparation of Schedule of Condition and Inventories
  • Transfer of Council Tax & Water
  • Collect and forward deposits to the Deposit Protection Service

The fee for the letting only service is £480, unless varied by agreement.

The cost of additional services if required are listed in our scale of fees. The fees are payable at the commencement of the tenancy and will be deducted from monies received by Bill Wych & Co on the Landlords behalf. If the tenant leaves prior to the end of the term of the tenancy the Landlord will not be entitled to reimbursement of any fees paid. If on the completion of the lettings only service the Landlord requires collection of rents only, then the additional fee would be 6% of the gross rents collected. We are currently members of The Property Ombudsmen Scheme. We currently do not participate in a Clients Money Protection Scheme. Out lined above are the two elements of our service. However, we maintain a flexible attitude and are usually able to adapt our service to meet our client’s individual circumstances and requirements.
